Day porter services

Night cleaning fixes the building by morning. A day porter keeps it that way until close — which is the only stretch of the day your tenants, their clients, and your prospective tenants actually see.

The complaint always arrives at 2 p.m.

By eleven the third-floor restroom is out of paper towels. By one someone has tracked coffee across the lobby tile. By two you have an email from a tenant, and by three you are the one making a phone call about it. Nothing in that chain is a cleaning failure. It’s a coverage gap.

A day porter closes it. One Bio Safe employee, on site, in uniform, walking a route through your building on a fixed circuit — and available to be pulled off that circuit the moment something happens.

Porters work full days, half days, or split shifts around your lobby’s traffic. In multi-tenant buildings, most managers land on a mid-morning start with a heavy midday restroom circuit and a final lobby pass before five.

The circuit

What a porter does between 9 and 5.

Every building gets its own route and frequency, set at the walkthrough. This is a typical one for a mid-size multi-tenant office.

    Paper towels, toilet paper, seat covers, hand soap and sanitizer restocked before they run out, not after. Sinks and counters wiped, mirrors spotted, floors checked for standing water, waste pulled if near full.

  • On call

    Spill & incident response

    Coffee, rain tracked in from the lot, a broken cup, an overflowing bin. Wet-floor signage goes down first, the area is cleaned and dried, and the signage comes back up. Bodily-fluid cleanup follows our bloodborne-pathogen procedure and PPE requirements.

  • Twice daily

    Lobby & entry touch-up

    Glass doors and interior partitions spot-cleaned at hand height, entry mats straightened and vacuumed, seating wiped, magazines and signage squared, floor swept or dust-mopped, exterior entry policed for litter and cigarette ends.

  • Twice daily

    High-touch disinfection pass

    Door handles and push plates, elevator buttons inside and out, stair rails, badge readers, lobby directory, water fountain and bottle-filler controls. The same protocol we run in clinical buildings, on a daytime cadence.

  • Midday

    Breakroom & common kitchen reset

    Counters and tables wiped, sink cleared, microwave interior cleaned, fridge and microwave handles disinfected, waste and recycling pulled after the lunch rush rather than at midnight.

  • Daily

    Report to the manager

    Burnt-out lamps, a leaking valve, graffiti in the stairwell, a dispenser that keeps jamming, a tenant complaint overheard in the elevator. Your porter is in the building all day. You get told.

Most buildings run a porter and a night crew.

The porter holds the line during business hours. The night crew does the work that needs an empty building — vacuuming, restroom resets, trash out, floors. Together they cost less than the emergency calls and the tenant turnover a neglected common area produces.
