Floor & carpet care

Flooring is usually the second-largest thing in a building after the roof, and the only one a cleaning contract can extend or destroy. This is the work that decides whether you replace it in year seven or year fifteen.

The economics nobody explains

Wax is a sacrificial layer. That’s the whole idea.

Finish exists to be walked on, scuffed, and worn away so that the tile underneath isn’t. Maintain it and the floor lasts decades. Skip the maintenance and grit works through the finish into the tile itself, and no amount of buffing brings it back — you’re buying new floor.

The same holds for carpet. Soil that stays in the pile acts like sandpaper on the fibers every time someone walks across it. Bonnet-cleaning the top of the pile makes it look better and leaves the abrasive exactly where it was.

We’d rather set you up on a schedule that costs a little every year than sell you an emergency restoration after the damage is permanent. At the walkthrough we’ll tell you honestly which of your floors need work now and which are fine.

Hard floors

Strip, seal, finish, and keep it up.

  • 1–2× / year

    Strip & refinish

    Furniture moved and returned, edges and corners cut in by hand, old finish removed down to clean tile, neutralized, rinsed, dried. Then sealer, then four to five thin coats of commercial floor finish with proper cure time between each. Never two heavy coats to save an hour.

  • Monthly / quarterly

    Scrub & recoat

    The middle option most buildings should be on and aren’t. Top layers of worn finish are machine-scrubbed off, the floor is rinsed, and one or two fresh coats go down. Costs a fraction of a full strip and pushes the next one out by a year or more.

  • Weekly / monthly

    Burnishing

    High-speed burnishing warms and re-levels the finish, closing the micro scratches that make a floor look dull under fluorescent light. Dust-mopped and damp-mopped first — burnishing over grit polishes the grit into the floor.

    Tile, grout, sealed concrete & VCT

    Restroom and kitchen grout deep-cleaned and re-sealed. Polished and sealed concrete maintained with pH-neutral cleaners, not the stripper someone left in the closet. Every surface gets a chemistry chosen for it.

Carpet

Extraction pulls soil out. Everything else moves it around.

    Hot-water extraction

    Vacuumed, pre-sprayed, agitated so the solution reaches the base of the pile, dwelled, then flushed and extracted with heated water at pressure. Soil leaves the building in the recovery tank. That is the point of the method.

    Spot & stain treatment

    Treated by what caused them — coffee, ink, grease, and blood each take a different chemistry. Blotted from the outside in, never scrubbed. The faster we see it, the more likely it comes out entirely.

  • Scheduled

    Encapsulation & interim cleaning

    For high-traffic lanes that can’t be down for a full extraction, an encapsulating polymer crystallizes the soil so it vacuums out the next morning. Fast drying, low moisture. Used between extractions, not instead of them.

  • Overnight

    Dry by the time you open

    Work is scheduled after hours or over a weekend. Air movers run through the night. In an occupied building we section the work so no tenant loses a walkway during business hours.

Equipment

Owned, maintained, and brought to your building.

We don’t rent a machine the morning of the job and learn it on your floor. Pads, brushes, filters, and wands are replaced on a schedule — a worn pad polishes nothing and a clogged filter throws dust back into the air you just cleaned.

  • Hard floor

    Low-speed swing machines for stripping and scrubbing, high-speed burnishers for finish, wet vacs, and edging tools for the corners a machine can’t reach.

  • Carpet

    Heated hot-water extractors, counter-rotating brush agitation, spotting kits, and air movers to bring the room back overnight.

  • Air quality

    HEPA-filtration vacuums on every route — standard in our clinical buildings, so standard in yours. Low-odor, low-VOC chemistry where the schedule allows.

Scheduling

Nights, weekends, and holiday closures.

Floor work needs an empty building and hours of cure or dry time, so we do it when you’re closed — and around the calendar you actually keep. Medical offices tend to book strip-and-wax over a long weekend. Property managers tend to move suite by suite between tenants.

Floor and carpet care can be included in a monthly janitorial agreement at a fixed rate, or quoted as standalone project work. Either way you get the schedule in writing, in advance, before anything gets moved.
